The apartment is on the main commercial road of Ashfield, with 1 minute walking distance to restaurants and shops, 5 minutes to the shopping mall and 8 mins to Ashfield train station, from where it takes 13 miniutes only to go to the city on an express train. Ashfield RSL is across the road, where you can get a buffet dinner for $12 only monday to Friday.





The apartment is the biggest one on the ground floor of a medium-rising building with 30+ only units in total. There are only 5 units on the same floor, so you won’t be disturbed by too many neighbors.





Tiles are throughout living room and bedrooms, with a big courtyard accessible from the master room and a little terrace accessible from the living room. The living room and the master room are very spacious. Total area of the apartment is 179 square meters, including the yard, terrace and a secured car space in the basement.





The terrace is covered, with view of a beautiful garden at the back of the building. It provides abundant sunlight in a clear day to dry your clothes (fixed cloth lines are available) and grow your flowers and other plants.





Heating in the living room, cooking and hot water are all powered by gas to save your energy bills. Video intercom is available in the living room to enable you to see the face of the person who is ringing the bell at the gate to the building.





The kitchen is with gas stove and a window and is not next to the entrance to give you enough privacy from visitors.





Both bedrooms are with mirrored build-in wardrobes, with an extra mirrored BIR in the living room to provide more storage room.





The main bath room is a big one with separate bathtub and shower and a window. The laundry is big with plenty of room for storage. Windows are available in the kitchen, main bathroom and laundry to allow extra sunlight to come in and air circulation.





The master room is very spacious with around 24 square meters, ensuite, a big build-in wardrobe, access to a big courtyard and a new and energy efficient reverse cycle airconditioner. It is furnished with a double bed, a very good quality mattress, 2 bedside tables, a lamp, 2 tables, and 2 chairs.





Rent includes water, unlimited internet, normal usage of electricity and gas.



Rent is as follows:



1. $285⁄week for for one person,



2. $335⁄week for a couple or two females



3. plus $30⁄week, if you need the secured car space in the basement.





The master room will be available from 11 October. The whole apartment can be made available from 14 November, with the possibility to be one week earlier or later than this date. You are welcome to take the master room in October and then take the whole apartment in November.





Rent for the whole apartment is $590-600⁄week (unfurnished, with only water bills covered), depending on demand. Basic furniture and appliances may be provided for at least $50 extra rent per week. 





Lease period for the master room is up to 1 month. Minimum lease period for the whole apartemnt is 6 months, but 1 year is preferred.





Up to 4 tenants will be allowed to stay in the apartment, including adults and children, if any.





For renting the master room, working holiday visa holders are welcome. For renting the whole apartment, you shall be able to prove you can keep paying rents on time and will be expected to take reasonable good care of the property when you live in it, without the need to be freqently visited or closely monitored by the owner. So mature professionals with stable salaries is preferred to young students.



A pet may be considered by the owner on a case by case basis and at least one week more bond will apply.
